Each month, we take an in-depth look at one of Portland’s surrounding suburbs to provide the latest real estate market insights. This month, we focus on Hillsboro, about 20 miles west of downtown Portland. This city has a lot to offer homeowners.

Hillsboro is home to Intel’s Oregon campus, the minor league baseball team, the Hillsboro Hops, and Oregon’s second-busiest airport. It has more than 30 parks over 1600 acres, including Hondo Dog Park, Orenco Woods Nature Park, Noble Woods Park, Rood Bridge Park, and Jackson Bottom Wetlands Preserve, among others.

Hillsboro’s entertainment and cultural highlights also include the Next Level Pinball Museum and the Rice Museum of Rocks and Minerals. Let’s take a look at the current state of the Hillsboro housing market by comparing it to past trends and offer insights into what buyers and sellers can expect through 2025.

Hillsboro, Oregon Housing Inventory Is Dropping After Higher-Than-Average Levels

Hillsboro’s housing inventory typically decreases during winter and increases spring through fall, at which point it drops again into winter. In terms of recent data, we experienced a decline from early November 2024, when active listings peaked at around 175, to 126 in February 2025​. This drop is on trend for Hillsboro and throughout Portland (fewer homes are listed during winter months), but it is also a steeper drop than usual for Hillsboro, which may not be bad news. This sharp-than-usual decline follows a period of higher-than-average inventory that began in August of last year throughout Portland.

Inventory will likely start rising again in June or at least by July. Demand is typically good in Hillsboro. The last two years have had high inventory overall and unless we get lower interest rates this year inventory as a whole will remain higher than in previous years.

Hillsboro, Oregon Real Estate Prices Are Mostly Holding Steady With A Slight Decline

Our over 20 years in Portland real estate have shown us that the price per square foot in Hillsboro is the most accurate reflection of home values. The current pricing is $321, holding steady from the end of 2024 despite the seasonal slowdown​. The home values have also remained relatively consistent, with a slight decline, for this time of year since 2022, even against higher inventory. We expect more of the same in 2025 unless interest rates drop.

All signs point to home values remaining consistent through Spring and only slight fluctuations throughout the year.

Hillsboro, Oregon Average Days on the Market Reflects Seasonal Increases

The Days on the Market (DOM) follows typical seasonal trends. We see a decrease beginning at the start of the year that extends to August and then a rise in DOM through the rest of the year. The average days on the market (DOM) for Hillsboro homes rose to 112 days as of February 2025, aligning with the seasonal trend of continued longer market times during winter​. However, Hillsboro’s DOM remains higher than in previous years. While demand remains stable, higher inventory levels over the past several months have likely extended the selling time.

The last 7 days indicate a dramatic shortening of days on the market, which typically marks the seasonal shift toward stronger buying activity. We usually see this action starting in March. This data is another indication of another potentially early spring buying season. As buyer traffic increases in the spring, we expect market times to decrease. However, elevated inventory may still keep them higher than in previous spring seasons.

With inventory levels showing a steeper decline after a period of higher-than-average availability, the market is showing reliance. Home prices have demonstrated relative stability since 2022, and current trends suggest this steadiness will continue thanks buyers attracted to Hillsboro’s employment opportunities and overall appeal​.

There are really two forces in play in forecasting out Hillsboro’s real estate market. You have the high interest rate jumps in 2022 stopping all price appreciation and leveling out the market. So if interest rates ever drop the market will being to favor buyers again. There is also pent up demand as real estate transactions have dropped significantly since 2022 as less buyers and less sellers have entered the market, with many people simply sitting this market out. But that demand to move has been building now for a few years and it can only go so long before it needs release.

Tips for Buyers: With inventory likely to remain higher than in previous years, buyers will have more choices. However, competition may intensify as the spring season kicks in. Be prepared to act quickly on desirable properties, and consider locking in rates if they become favorable.

Tips for Sellers: Competitive pricing will be essential for sellers during this buying season as inventory remains elevated. An early spring listing may provide an advantage when inventory is lower and buyer traffic is increasing.
