Are You Eligible for the St. Louis County Senior Property Tax Freeze Program?



The St. Louis County property tax freeze for seniors provides eligible homeowners an opportunity to reduce their tax burden. There are several requirements for the Senior Property Tax Freeze program. Participants are also required to submit documentation to support their claim for the Senior Property Tax Credit by June 30, 2025, for tax year 2025.

What Is the St. Louis County Senior Property Tax Freeze Program?

The St. Louis County Senior Property Tax Freeze Program, authorized by §137.1050 of the Revised Statutes of the State of Missouri, allows qualifying homeowners to freeze their property tax rates, ensuring they do not increase due to rising property values. The program aims to support seniors who wish to remain in their homes and may live off fixed incomes.

Note: personal property isn’t included in this program.

Who Qualifies for the Property Tax Freeze?

Homeowners must meet the following criteria to be eligible for base year 2024 program:

  • A St. Louis County resident
  • Applicants must be at least 62 years old as of December 31, 2024
  • The applicant is the property owner, or maintains legal or equitable interest, of a residential property as of December 31, 2024
  • The property they’re applying for must be the applicant’s primary residence as of December 31, 2024
  • No more than one primary residence can be claimed for the Senior Property Tax Credit.

How to Apply for the Tax Freeze

Once you determine eligibility, you can submit your application through an online portal provided by St. Louis County. Several pieces of documentation are needed to complete the application:

  • Proof of identity and age, such as a state-issued driver’s license, ID or a birth certificate
  • The Parcel Identification (Locator) Number of the property you’re applying for, which you can look up on the Assessor’s website.
  • Proof of ownership, which could include the warranty deed, quit claim deed, grant deed or survivorship deed. You can obtain copies from the Recorder of Deeds through the County’s online vendor or in-person.
  • Proof of residence, such as a driver’s license, state-issued ID, passport or voter registration card. A motor vehicle or driver’s license renewal card would also prove residency.
  • If the property is in a Trust, you must provide copies of the Trust documents that provide proof that the applicant is a Trustee or Beneficiary of the property. Note that properties owned by a corporation or LLC don’t qualify.

While the June 30, 2025, deadline is still relatively far out, taking the time now to prepare your documents can help the process run smoothly. You won’t be able to drop off or mail in your documents, but in-person assistance with your application is available. You can use the links below to make an appointment at the following locations:

St. Louis County isn’t the only Missouri county that’s taken advantage of the state’s property freeze program. Multiple counties, including Jackson County, Clay County, Jefferson County, Platte County and St. Charles have entered the program. Visit your county’s website to see if they’re also taking part.
