Flat Fee Group is a flat fee MLS company that lets you list your home on the multiple listing service (MLS) for an upfront fee of $75–1,999 — depending on the level of service you want and where you live. It’s available nationwide, except for Montana and New Mexico.
Flat fee MLS companies can help you reach buyers through the MLS without paying a listing agent. On a $400,000 home, a traditional agent costs $12,000 (3%). Flat Fee Group’s basic MLS plan costs just $399 in many states, saving you about $11,600.
However, you won’t get the full range of support that an agent gives. You’ll be responsible for managing the home sale yourself.
This DIY approach comes with risks — including the chance of selling your home for less than it’s worth if you don’t know how to price and market it effectively. In fact, homes sold without an agent sell for $55,000 less on average than agent-assisted sales.[1]
If you want to save on fees but still get expert help, a low-commission agent might be a smarter alternative. These agents offer full service for a reduced listing fee, helping you keep more money in your pocket without sacrificing sale price or support.
Flat Fee Group flat fee MLS plans and pricing
Basic plans
Generally, you can expect to pay $199–499 for a basic flat fee MLS listing. But every broker with Flat Fee Group has their own plans and pricing, and not all are great deals.
For example, in Florida, the basic MLS option costs $195 but only comes with 6 photos and a 6-month listing term. With competitors like Homecoin and Beycome, you could pay $95 or $99 and get the maximum number of photos allowed and a 12-month listing term.
Also, watch out for plans that start under $200, which usually have extra fees. For example, in Tennessee, the basic plan is $99, but there’s a “compliance fee” of 0.25% to be paid at closing. On a $300,000 property, that would add an extra $750 fee to your sale.
Flat Fee Group also has decent deals. In Virginia, for example, you can get a 6-month listing with the maximum number of pictures allowed by the local MLS for $299.
Almost all of Flat Fee Group’s brokers have basic plans, which get you an MLS listing but provide very limited services beyond that. For additional services, you’ll need to pay extra.
Premium plans
Premium plans typically cost $500–2,000.
Upgraded services may include:
- Longer listing terms
- More MLS photos
- Fliers
- Professional photography
- A comparative market analysis (CMA)
- Offers and negotiation assistance
- Contract reviews
- Closing coordination
Brokers who offer higher-end services like negotiation assistance and CMAs often charge a higher fee, which can be 0.5–3% of the sales price on top of the flat fee. For example, in Wisconsin, the platinum plan costs $300 upfront, plus a 1.25% commission (or $2,000 minimum) at closing.
Some brokers offer à-la-carte services like yard signs and lockboxes for $50+.
Minimum service laws
Brokers located in states with minimum service laws must provide extra services and charge extra fees accordingly. These services can include helping you review offers, negotiating with buyers, or assisting with contracts and disclosures. That fee is usually a few hundred dollars or around 0.5% of the sale price, paid at closing.

Who does Flat Fee Group work best for?
Flat Fee Group is for home sellers who want to avoid paying a 3% commission to a listing agent and are willing to manage the sale themselves. However, not everyone is equipped to successfully sell a home on their own.
Flat Fee Group may be a good fit if:
- You have experience with and expertise in selling homes
- You’re comfortable handling most of the sales process yourself
- You’re just looking for MLS access and a few other basic services
Flat Fee Group is likely not the right fit if:
- You don’t have in-depth knowledge of the home sale process
- You don’t have a lot of time to dedicate to the sale
- You want hands-on, in-person support
- You want traditional services like help getting your home ready to sell and coordinating open houses
Need more support at a great price? Clever Real Estate gets you a low 1.5% listing fee with top-rated, full-service agents from trusted brokerages like Century 21 and Keller Williams. You’ll receive affordable, comprehensive support from an expert dedicated to maximizing your sale price. Just answer a few quick questions, and we’ll match you with a top-rated agent near you.
Flat Fee Group pros and cons
- Listing broker is clearly named, so you can vet them
- Lots of plans in many states — and some are good deals
- Lack of local expertise — some states share the same broker, others have one broker covering the entire state
- Not all brokers have online reviews
- Some brokers charge extra fees at closing
- No info on how partner brokers are selected
Flat Fee Group reviews from customers
Flat Fee Group doesn’t have its own customer reviews. Instead, you’ll need to research the independent broker listed for your state.
Some state pages link to the broker’s Zillow or Better Business Bureau profile, but many don’t — meaning you’ll have to search online yourself.
Most brokers have decent ratings, but a few have limited or no reviews. Flat Fee Group doesn’t explain how it selects its partner brokers or guarantee their service quality.
You get only one broker option per state, and that broker may be located far from your home. That distance can be a problem — especially if you’re paying extra for agent assistance.
If you’re looking for hands-on guidance from an agent who knows your local market, you’ll likely get better value from a discount brokerage. These companies let you choose from multiple agents nearby and still offer major commission savings.

Availability
Flat Fee Group’s pricing and services vary a lot from one state to another. In some places, Flat Fee Group offers good rates, while in others, alternatives have much better prices and a broader range of services.
Beycome has a Basic plan that comes in at just $99, with the maximum allowable photos, no cancellation fee, and no listing expiration. The price and service offered by Beycome beat Flat Fee Group in just about every place both companies operate, although Beycome is only available in a limited number of states.
Homecoin also offers a Basic plan for just $95, with unlimited photos — again, much better than what you’ll get from most Flat Fee Group plans. For an extra $99, you can even get limited support for your listing.
ISoldMyHouse.com, like Flat Fee Group, is available nationwide. It has plans that cost either $299 or $399, depending on the number of photos needed. Because you only get 6 photos with the $299 plan, we recommend going with the $399 plan. The prices are competitive with Flat Fee Group in many states, especially since ISoldMyHouse.com doesn’t charge additional fees at closing.
Flat Fee Group vs. low-commission agents
Flat fee MLS services like Flat Fee Group work best for confident, hands-on sellers. But if you’re not comfortable handling everything yourself, a low-commission agent can be a smart way to still save on commission.
Low-commission agents (which you can find through services like Clever Real Estate) charge just 1.5% to list your home and offer full service, managing all parts of the sale for you.
You’ll pay more upfront than you would with Flat Fee Group, but you’ll have a lot less work on your shoulders, and you’ll likely sell for a much higher price. Agents are experts at pricing, marketing, and negotiating, which can help you get top dollar for your home.
- FSBO listings sell for 13% less on average vs. agent-assisted sales
- Clever lets you list with top local realtors for just 1.5% at closing
