What’s Southwark like to live in?

Southwark offers three distinct London living experiences, so you can choose which one best suits your lifestyle and wallet. Beside the Thames, stylish, modern living combines with a rich history, making it one of London’s most sought-after and exclusive addresses. A little further south, the edgy, energetic and diverse neighbourhoods of Bermondsey, Elephant and Castle and Peckham have seen a great deal of development and attract young, creative types. Take another step further south and the villagey vibe of Dulwich provides the perfect setting for young families.

You’ll find many of the borough’s most famous attractions where Southwark meets the Thames. Along its riverside boundary are the Tate Modern, The Shard and one of London’s premier food destinations in Borough Market. Wandering along the river, you’ll also encounter various bars and restaurants with stunning views towards The City. There is also Sir Norman Foster’s iconic City Hall building, Tower Bridge and the stylish wharf developments of Shad Thames.

Southwark has its finger on the pulse of arts and culture in the capital. While the most famous destinations sit alongside the river, Bermondsey is a hidden gem with a variety of cultural attractions. It also has some of the most revered restaurants south of the river.

The vibrant and bustling neighbourhoods of Peckham, Camberwell and Elephant and Castle are diverse hotspots. They provide all the local amenities you need and offer a truly authentic South London experience. Meanwhile, popular Dulwich offers a slightly slower pace of life with its green spaces and upmarket, village-style atmosphere.

Transport in Southwark

Like much of South London, the Underground doesn’t venture much beyond the very northernmost parts of Southwark. It is, however, still an extremely well-connected part of the capital. While the Jubilee, Northern and Bakerloo lines serve the likes of Elephant and Castle, Bermondsey, Borough and Cana Water, many of Southwark’s more southerly neighbourhoods have overground stations. Peckham, Camberwell, Denmark Hill and Dulwich are all within 15 minutes of Central London terminals by train. The borough is also well served by bus services.

Southwark house prices

According to Rightmove, The average price of a property in Southwark for the 12 months to March 2025 was £664,000. This places it below the current London average of £762,000. You can definitely find bargains in parts of the borough, with Walworth, Rotherhithe and Camberwell coming in even further below the average price.

Some areas exceed the average though, with a property in Dulwich setting you back an average of £887,000. In exclusive Shad Thames, the average price has pushed past £1 million (£1,060,000).
