Who is moving to Port Townsend today, and why?
People come to Port Townsend from all over the U.S., but the two biggest markets we draw from are the greater Seattle area and California. People come here to Port Townsend for the beauty, the fresh air, the adventure—you can be outdoors just about 365 days a year!— the maritime activities, the amazing arts community and of course, all of the annual festivals.
What is the lifestyle like in Port Townsend, and what do people love most about it?
The lifestyle here in Port Townsend is very outdoorsy. Walking, hiking, biking and all things on the water are popular —think boating, rowing, sailing, paddleboarding, etc.We are surrounded by water on three sides, so there is a huge maritime draw. We also house one of the premiere wooden boat schools in the country! The craftsman community is also quite prominent here, from artisan-baked goods, handmade bows—check out the feature film “The Bowmakers.”
Plus, art of all kinds is showcased in the many galleries about town to a farm-to-table movement that has even infiltrated our hospital cafeteria and our schools.
What are the most popular neighborhoods in Port Townsend right now, and what makes them so appealing?
People tend to like to be in Uptown, Morgan Hill, the Fort Worden neighborhood and the North Beach areas, mostly due to the access to the water. In addition, proximity from those neighborhoods offers the ability for a pedestrian lifestyle, lending itself to being able to walk to the weekend farmers market or the downtown shops, restaurants and galleries.
What amenities are folks looking for in Port Townsend homes right now?
Single-level living (or the ability to live on the main level) has high appeal right now. Other popular amenities are ADUs, garages and multiple bathrooms for added convenience, like a powder room.
What types of properties are in highest demand right now?
The properties that are in highest demand right now are properties with waterfront footage and views as well as homes that are found in the Uptown neighborhood—which are typically Victorian homes and smaller cottages. Our inventory remains on the lower end, which means that if a property is well-prepared and priced correctly, it’ll go quickly.
Do you have any predictions for the market in 2025?
Yes! I predict that 2025 will present as a more balanced market due to the rise in interest rates and tight inventory. I also think it’s going to be a solid year for real estate. Buyer demand remains strong, partly because of low inventory but also due to buyers becoming less sensitive about interest rates.
