180 QLD suburbs left under $500k – and the traps to avoid


Desperate buyers are swarming Queensland’s last 180 sub-$500k strongholds – as an expert warns the cheap property clock is officially ticking

Latest realestate.com.au market trends data reveals just 180 suburbs now remain across Queensland where homes can be purchased at medians of $500,000 or less – but leading property analyst and Hotspotting head Tim Graham warns the clock is ticking on cheap property.

He predicts the pool of sub-$500k options will shrink into double digits within three to five years as population growth and supply shortages bite.

At the extreme bottom end – where Outback towns like Cunnamulla ($145,000) and Quilpie ($162,500) top affordability charts – Mr Graham urged buyers to focus on resale reality.

“At $145,000, the most important question isn’t ‘how cheap can I buy it?’ It’s ‘who is going to buy it from you in seven or ten years?’ Entry price matters, but exit liquidity matters just as much,” Mr Graham said.

“Cheap should be the filter, not the investment thesis, because that gives a cheap market potential to become valuable.”

Some of the state’s cheapest prices are in single-industry mining towns like Moranbah ($421,250) and Dysart ($250,000) that generate massive volume off high yields – but Mr Graham cautioned against concentration risk in such places.

“The yield can look spectacular right up until the employer, commodity price, or workforce model changes,” he warned. “Cheap property in a one-industry town is not the same thing as undervalued property in a diversified economy.”

For Brisbane buyers, that sub-$500k entry point has already vanished – with no medians priced under $700,000 on the mainland.

The capital’s cheapest house options are restricted strictly to the Southern Moreton Bay Islands, led by Russell Island ($510,000 median), Lamb Island ($517,500) and Macleay Island ($540,000).

While 50-cent public transport fares make island living look tempting, Mr Graham warned buyers to have their eyes open to reality there.

“The islands can be a genuine lifestyle affordability solution, but the discount isn’t a free lunch,” he said. “You’re exchanging some of the purchase price for transport friction, accessibility, and holding costs.”

Prices take an immediate jump once buyers step off the ferry onto the mainland – where the Brisbane options start at $705,000 for inner-city units in Fortitude Valley (456 sales), Bowen Hills ($714,250 for houses, $720,000 for units), Alexandra Hills and Macgregor ($720,000 –$725,000).

Gold Coast’s Five Cheapest Medians:

On the Gold Coast, sub-$500k options have been completely wiped out across 118 suburbs studied. The sole market under $780k is houses in Stapylton ($529,000). Entry-level units start near an $800,000 floor elsewhere, including Bundall ($785,000), Nerang ($790,000), Oxenford ($793,500), and Molendinar ($795,000).

Northern corridor house markets have joined the million-dollar club, led by Pimpama ($1,000,000), Coomera ($1,085,000) and Ormeau ($1,130,000).

Mr Graham said if given $500,000 to invest in a single Queensland market, he would look at Central Queensland’s Rockhampton, where median house prices sit around $420,000 with a 5.3 per cent yield, backed by a $7.6 billion economy.

“If I had $500,000 and one shot, I’d rather own a good established house in Rockhampton than chase a double-digit yield in a one-industry town,” he said. “The price gets you in the door, but the diverse economy gives you a reason for future demand.”

Townsville’s relatively cheaper suburbs provide stronger ground to buy into than some other sub-$500k areas because of its diversified economy.

Across north Queensland, regional entry points offer low price tags, with varied market depth. In Townsville, Giru ($266,500) and Ayr units ($285,000) lead the cheapest tier, followed by Queenton, Ingham, and Cungulla ($346,500 –$366,000).

In Cairns, Mount Garnet ($235,000) and Woree units ($240,000) represent top entry points, followed by South Johnstone, Wongaling Beach, and Cardwell ($300,000 –$330,000).

Mr Graham identified Townsville as a stronger prospect than holiday hubs like Port Douglas ($370,000 median, 7.3 per cent yield), pointing to Townsville City units ($500,000 median) being supported by Defence, healthcare, education, logistics and hospital expansions.

“If you asked me to choose between the two, I’d take Townsville,” Mr Graham said. “Port Douglas can give an excellent headline yield, but Townsville gives me greater confidence in demand.”
