A north Queensland developer who brought years of experience to the big smoke is selling her latest showstopper property.

The newly completed Brisbane property, owned by Patrice Knott, has hit the market, and combines privacy, architectural prowess, and move-in-ready luxury living.

Patrice Knott is now selling 30 Eblin Drive, Hamilton.

Ms Knot was behind one of Cairns’ biggest transactions when she sold a Whitfield trophy home for $5.29m in October 2020 to Double Island Resort and Acacia Court Hotel owner Benny Wu.

That mansion took years to sell, but when it finally did, it made international headlines — the six-bedroom seven-bathrooms home on an almost 7000sq m block represented one of Cairns’ most sought-after real estate sites at the time.

Ms Knott’s latest listing is in one of Brisbane’s premier streets.

“We wanted to keep with the style of the area, so it was important that it was done in a way that respects what is expected around Hamilton,” said Ms Knott.

“It’s been three years in the making, a year of planning and two years in construction, and we couldn’t be more pleased with how it turned out.”

The Hamilton home was designed by boutique firm Muscolino Shaw and constructed by Aligned Builders.

The main floor opens across one continuous level, connecting open-plan living directly to an outdoor terrace, flat lawn, and a magnesium pool.

The kitchen comes fitted with integrated Wolf, Sub-Zero, and V-Zug appliances, paired with an indoor bioethanol fireplace, an outdoor gas fireplace, and a built-in bar.

“The flow of the house is just spectacular, from the main living area opening straight out to that lovely big open entertaining area and then onto the pool,” Ms Knott said.

Below, the newly excavated basement level features a temperature-controlled 1,000 plus bottle wine cellar with tasting area, alongside a garage built for ten vehicles with custom EV charging capability and 3-phase power.

“I love the cellar, I think that’s fantastic, and the basement is a great contribution to the whole property,” Ms Knott said.

“It didn’t even have a basement originally, we put that whole structure in.

“It can be used for so many things, whether you have ten cars or want a dedicated space for teenagers to gather where you won’t even hear them.”

The upper level contains five bedrooms with three featuring ensuites, a dedicated study, and a second lounge area.

The master suite opens onto a private balcony with rooftop garden views, supported by a custom dressing room and an ensuite with heated floors and Villeroy and Boch fixtures.

“Lewis and Isabella from Muscolino Shaw handled the complete architecture, design, and landscaping concept,” Ms Knott said.

“The house was designed particularly with privacy in mind so that you can enjoy the pool area without looking at neighbours.

“They’re incredibly talented, and Aligned Builders executed everything with top-tier quality.”

Lewis Shaw from Muscolino Shaw said the opportunity to transform a home of this character in such a significant location was a privilege.

“Our North Star throughout the project was to honour the legacy of the surrounding neighbourhood and ultimately improve the streetscape,” Mr Shaw said.

Ray White Ascot’s Damon Warat said prestige buyers in today’s market were increasingly prioritising move-in-ready, turnkey homes to bypass the delays and complexities of building.

“Finding a brand-new, fully completed residence in Hamilton that provides this level of seclusion and luxury is a distinct market offering,” Mr Warat said.
