Madison area condo market trends for July, 2026

Dane County condo prices were mixed in July, while new listings and accepted offers decreased. Here’s our in-depth look at the July Madison area condo market. Note: All of our data is sourced directly from the South Central Wisconsin MLS.

Dane County condo prices

Madison area condo prices were mixed in July.
- The price per square foot was $256, up 10 percent from $233 in July of 2025.
- The average price increased from $373,515 in July of 2025 to $392,174 in July of 2026, up 5 percent.
- The median price decreased from $345,000 to $335,250, down 3 percent.
Year-to-date condo prices through July were mixed, as well.
- The price per square foot increased from $237 in 2025 to $241 in 2026, up 2 percent.
- The average price decreased from $370,655 to $365,132, down 1.5 percent.
- The median price decreased from $330,000 to $318,450, down 3.5 percent.
Why were Dane County condo prices mixed in July?
There were 5 high-priced condo sales above $900,000 in the month of July, compared to just 2 the year before. This handful of high-end transactions pulled the average price and the price per square foot higher.
As Dane County condo inventory continues to grow (covered later in our report), we continue to observe buyers and sellers operating on a more level playing field. Days on market are increasing and competing offers are decreasing. Condo buyers are in a better position to negotiate in 2026, and condo sellers are learning that they need to be thoughtful with their pricing, staging, and marketing.
New condo listings
A total of 185 Madison area condos were listed for sale in July, just below the 188 condo listings in July of 2025. Through the first seven months of the year, condo listings are up 7 percent from the year before.
Accepted offers
Accepted offers decreased for the first time this year. A total of 104 Madison area condos went under contract in July, down 30 percent from last July’s unusually high total of 148. Through the first seven months of the year, accepted offers are up 1 percent from the year before.

Dane County condo supply
As of August 8th, a total of 345 Madison area condos were available for purchase (without an accepted offer), up 43 percent from the 242 condos at the same time last year. Dane County currently has 2.9 months of condo inventory on the open market, the highest it’s been in many years.
Note the seasonality of condo supply in the chart below. Condo supply will increase throughout the summer and into the fall season (as it does every year), creating more opportunities for buyers who remain patient and committed to their search.

Competing offers
Competing offers are trending lower in 2026 and are now well-below pre-pandemic levels. According to our preliminary numbers for the month of June:
- 20 percent of all Dane County condo contract signings involved multiple offers in June of 2026.
- In June of 2025, the percentage was 22 percent.
- In June of 2021 (the peak pandemic market), the percentage was 51 percent.
- In June of 2019 (the pre-pandemic market), the percentage was 35 percent.
This trend toward less competition is creating more opportunities for first-time buyers and downsizers who have been struggling to purchase the right condo in Dane County’s tight market.

Expired condo listings
Expired listings (listing contracts that don’t result in a successful sale) are clearly trending higher in 2026. According to our MLS data covering the first seven months of the year, a total of 212 Dane County condo listings expired without selling, compared to just 82 last year.
The 212 expired condo listings through the month of July is the highest total we’ve seen in Dane County since 2014. This is a clear sign that our local condo market is trending toward more balance, with buyers and sellers operating on a more level playing field in 2026.
